I have recently seen a rash of hosts upset about beloved items being damaged in their rentals. So I think it is a good time for a reminder to never put anything irreplaceable in a rental. It might take 10 days or 10 years, but given enough time everything in your rental will get damaged. So don't risk something you can't live without. I know many hosts are hitting the peak vacation travel time so they are busy keeping their rentals booked. But I just wanted to take a moment to remind you that no matter how annoying a guest gets, never put anything in writing that you wouldn't be okay with be posted in your listing. I have noticed a recent trend in hosts becoming overly concerned with their booking rates, the percentage of people that look at your listing and book it. To me, the more important number is your occupancy rate, the percentage of booked nights. My 2 cents is for you to focus more on getting more nights booked and less on the number of people viewing your listing.  Now off the soapbox and on to the May Host Wrap-Up!

As hosts rental rock star you need to know when these are happening, not just because they might need you to sub in on the drums, but music festivals almost always mean you can charge higher rents. I know I have two festivals that happen within driving distance of my rentals and during those weekends I can easily get three to five times the normal rent.
